Refinance Loans

Property Requirements:
  • Must be built on or after June 15th 1976 (can be verified by looking for the presence of either HUD tags or a data plate)
  • Axles, tongue, and wheels must be removed and skirting must be in place
  • Primary residence, 2nd home, and investment property all OK
  • Singlewide, doublewide, and triplewide all OK
  • Can be in a park or on land that you own (or will own)
Borrower Requirements:
  • Minimum middle credit score of 580 for land/home mortgages

  • Minimum average credit score of 600 for home-only loans

  • Minimum 2 years since foreclosure, deed in lieu of foreclosure, short sale, or chapter 7 bankruptcy

  • Minimum 1 year of on time payments if you've had a chapter 13 bankruptcy

For lower rate/payments or to change the term:
  • We have refinance options for most scenarios, comparable to site built home options
  • Extremely competitive pricing on all loan products
For cash out of equity or debt consolidation:
  • Conforming Cash Out - up to 65% of the value of the home, max 20 year term, no mortgage insurance required
  • FHA Cash Out - up to 85% of the value of the home, max 30 year term, mortgage insurance required
  • VA Cash Out - up to 100% of the value of the home, max 30 year term, no mortgage insurance required
  • HECM - have to be 62 or older, no set % of the value of your home, case by case basis, no mortgage payments for life
For relief in retirement:
  •  Home Equity Conversion Mortgage (HECM) 
    • Must be 62 or older
    • Must have some equity in your home
    • No mortgage payments for as long as you live in your home
    • Options for lump sum or recurring disbursements to you, as well as a credit line that grows every year
    • Can be used to payoff existing mortgage
